مواصفات مكتوبة، لا وعود.Specifications written, not promised.

هذه مواصفات تنفيذ العظم وتسعيره. أعمال التشطيب لها مواصفاتها وتسعيرها المستقل، ونقدّمها ضمن عقد منفصل أو ضمن عقد تسليم مفتاح.These are the specifications and pricing for the structural shell. Finishing works carry their own specifications and pricing, offered either under a separate contract or within a turnkey contract.
01الموادMaterials+
  • خرسانة 250 كجم/م³ لصبات النظافة والفرشة، و400 كجم/م³ للأعمدة والرقاب، و350 كجم/م³ لباقي العناصر الخرسانية وبحسب الإجهاد المطلوب في المخططات الإنشائية.250 kg/m³ concrete for blinding and ground slab, 400 kg/m³ for columns and necks, 350 kg/m³ for the remaining elements, per the stresses required in the structural drawings.
  • خرسانة مضاف إليها مادة السيكا الكاتمة لجدران الخزان والمسابح والقبو إن وجد.Sika waterproofing admixture in tank, pool and basement walls where present.
  • خرسانة مقاومة للكبريتات لجميع الخرسانات الملامسة للتربة.Sulphate-resistant concrete for everything in contact with soil.
  • هبوط الخرسانة المسجَّل في تذكرة التوريد لا يقل عن 12 سم ولا يزيد عن 18 سم.Recorded slump on the delivery ticket between 12 cm and 18 cm.
  • درجة حرارة الخرسانة لا تزيد عن 35 درجة مئوية.Concrete temperature not exceeding 35°C.
  • توريد الخرسانة من شركات معتمدة حاصلة على شهادة SASO.Concrete supplied by approved, SASO-certified plants.
  • توريد حديد من شركات معتمدة مثل سابك.Reinforcement supplied by approved mills such as SABIC.
  • بلوك إسمنتي سعودي 3 فتحات للمباني الداخلية، وبلوك بركاني سعودي معزول أزرق للمباني الخارجية.Saudi 3-cell cement block internally; insulated blue Saudi volcanic block externally.
  • بلوك أحمر هوردي من شركات معتمدة مثل الخزف السعودي.Red hourdi block from approved manufacturers such as Saudi Ceramics.
  • أعتاب مسلحة جاهزة عدد 2 للفتحات الأقل من 120 سم عرضاً، وصبّ أعتاب مسلحة بالموقع بسماكة لا تقل عن 20 سم للفتحات الأكبر.Two precast reinforced lintels for openings under 120 cm; cast-in-situ lintels at least 20 cm thick for wider openings.
  • إسمنت بورتلندي سعودي من شركات معتمدة — ينبع أو العربية.Saudi Portland cement from approved producers — Yanbu or Arabian.
  • مياه حلوة لرش الخرسانات والمباني، ومياه مالحة لغمر الدفان.Fresh water for curing concrete and blockwork; saline water for flooding backfill.
02الحفر والردم والدك والعزلExcavation, backfill, compaction & waterproofing+
  • رش مبيد النمل الأبيض قبل صبّ فرشة الدور الأرضي.Termite treatment before pouring the ground-floor slab.
  • فرش طبقة نايلون بولي إيثيلين سماكة 500 مايكرون تحت أرضية نظافة القواعد والميدات والفرشة الأرضية.500-micron polyethylene sheet beneath footing blinding, ground beams and the ground slab.
  • توريد تربة صبّ بيز A-1-a / A-1-b / A-2-4 صالحة للدفان عند توصية مختبر التربة بذلك.A-1-a / A-1-b / A-2-4 base material for backfill where the soil laboratory recommends it.
  • الدفان بطبقتين للقواعد وطبقتين للرقاب وطبقة للميدات، مع الرش والدك واختبار كل طبقة واشتراط نجاحها.Backfill in two layers at footings, two at necks and one at ground beams — watered, compacted and each layer tested and required to pass.
  • عزل بوجهين بمادة البرايمر للقواعد والرقاب والميدات والجدران الاستنادية، دون أي تخفيف بالديزل أو البنزين.Two coats of primer waterproofing to footings, necks, ground beams and retaining walls, with no thinning by diesel or petrol.
  • عزل طبقتين برولات البيتومين لجدران وأرضية الخزان والمسبح خارجياً وداخلياً.Two layers of bituminous membrane to tank and pool walls and floors, inside and out.
  • صبّ خرسانة ناعمة (سكريد) سماكة 5 سم لحماية لفائف العازل الأفقية في أرضية الخزانات والمسابح.5 cm screed to protect the horizontal membrane in tank and pool floors.
  • تركيب مانع تسرب مياه SikaSwell بديلاً عن الووتر ستوب.SikaSwell water-stop in place of conventional waterstop.
03النجارةFormwork & carpentry+
  • تثبيت الأرض مساحياً من مكتب هندسي، ثم إنزال الخنزيرة والأكسات والمحاور بدقة.The plot is surveyed and set out by an engineering office, then profiles, axes and grid lines are transferred precisely.
  • الالتزام بأبعاد المبنى وقياسات الفتحات وضبط القالب الخشبي للعناصر الخرسانية (حتى 5 سم بالإجمالي).Building dimensions and opening sizes held, with formwork alignment within 5 cm overall.
  • استخدام الجكات لتحميل كامل الأسقف عليها بما فيها الأسقف المرتفعة.Props carrying the full slab load, including high-level slabs.
  • خشب التازانة لجميع الوصلات والغلّاقات والفضلات المتبقية في الأعمدة والأسقف.Tazana timber for all joints, stop-ends and make-up pieces in columns and slabs.
  • صبّ خرسانة عادية (فرشة نظافة) على مساحة القواعد، وعمل قيعان خشب أسفل الميدة.Blinding concrete over the footing area, with timber soffits beneath ground beams.
  • تسوية سطح الفرشة الأرضية داخل الميدة بسماكة 10 سم.Ground slab levelled inside the beam line at 10 cm thickness.
  • لا يُسمح بميل أو فتلان يتجاوز 0.6 سم في ارتفاع 2 م في رقاب الأعمدة.No lean or twist beyond 0.6 cm over 2 m in column necks.
  • لا يُسمح بميل أو فتلان يتجاوز 1.2 سم في ارتفاع 4 م في أعمدة الأدوار.No lean or twist beyond 1.2 cm over 4 m in floor columns.
  • تحديد منسوب الأدوار بدقة ووزنها بشرب الماء للتأكد من أفقية الخشب.Floor levels set precisely and checked with a water level to confirm the formwork is true.
  • الهزاز الميكانيكي أو الكهربائي لجميع الصبات، ومروحة هليكوبتر لتنعيم صبة الأسقف.Mechanical or electrical vibrators on every pour; power float to finish slab pours.
  • لا تُفكّ الشدّات الخشبية للقواعد والجسور والرقاب والأعمدة قبل 24 ساعة من نهاية الصبّ.Formwork to footings, beams, necks and columns not struck before 24 hours from the end of the pour.
  • لا تُفكّ شدّات الأسقف قبل الزمن المحدَّد بحسب الكود السعودي.Slab formwork not struck before the period set by the Saudi Building Code.
  • رش الخرسانات مرتين في أول النهار وآخره لمدة 5 أيام.Concrete cured twice daily, morning and evening, for 5 days.
04الحدادةReinforcement+
  • تربيط السلك علوي كامل وتربيط السفلي شطرنجي.Full tie wire to the top mat and staggered ties to the bottom.
  • تركيب جميع الكانات الخارجية والداخلية حسب المخطط، واستمرار كانات الأعمدة في الكمرات والمخدات والميدات.All external and internal stirrups per drawing, with column stirrups continuing through beams, pads and ground beams.
  • تركيب حديد السلالم بشكل مقص مع كراسي إن وُجدت بالمخطط.Stair reinforcement set as scissors with chairs where the drawing shows them.
  • زوي الحديد العلوي في بداية كل كمرة أو ميدة أو مخدة.Top steel hooked at the start of every beam, ground beam or pad.
  • تنفيذ الكوابيل (شوكة) بحديدها داخل الكانات، واستخدام الثخانات عند كثافة الحديد.Cantilevers executed with their steel inside the stirrups, and spacers used where reinforcement is congested.
  • حديد شبك جاهز لا يقل عن 8 ملم لفرشة الدور الأرضي.Ready-made mesh no lighter than 8 mm for the ground-floor slab.
  • بسكوت لغطاء خرساني لا يقل عن 5 سم لما يلامس التربة، و2.5 سم لبقية العناصر الإنشائية.Cover blocks giving at least 5 cm to soil-facing faces and 2.5 cm elsewhere.
  • تغطية الحديد من الأمطار في أي مرحلة ورفعه عن التربة لحمايته من العوامل الجوية.Reinforcement covered against rain at every stage and kept off the ground.
05المبانيBlockwork+
  • الجدران موزونة بالبلبل أفقياً ورأسياً، وتشريك البلوك كل 3 مداميك في الزوايا والأطراف.Walls plumbed horizontally and vertically, with blocks bonded every 3 courses at corners and ends.
  • مونة المباني من كافة جوانب البلوك بسماكة لا تقل عن 1 سم مع التكحيل.Mortar on every block face at least 1 cm thick, with pointing.
  • سلالم وزوايا حديد كل 3 مداميك وعند التقاء البلوك مع الخرسانة، مثبَّتة بمسدس طلقات.Ladder reinforcement and steel angles every 3 courses and where blockwork meets concrete, fixed with a powder-actuated tool.
  • تعبئة كافة فراغات البلوك بجوانب الأبواب والنوافذ بالمونة.All block voids beside doors and windows filled with mortar.
  • بناء بلوك عادي أسفل الأسوار لحبس الدفان بعرض 40 سم على ميدات بمنسوب القواعد.Plain blockwork 40 cm wide beneath boundary walls to retain backfill, on ground beams at footing level.
  • بناء الجدران بعد صبّ الأسقف وفكّ شدّتها، على يومين بمعدل نصف جدار في اليوم.Walls built after slabs are poured and struck, over two days at half a wall per day.
  • مراجعة أبعاد ومواقع الأبواب والشبابيك قبل البناء، وعمل التجويفات الجدارية في الحمامات.Door and window dimensions and positions checked before building, with wall chases formed in bathrooms.
  • جدران بسماكة 10 سم لتأسيس أبواب السحب الخارجية دون جدارين وفراغ بينهما.10 cm walls to receive external sliding doors, rather than two walls with a cavity.
  • رش المباني مرتين في أول النهار وآخره لمدة 3 أيام.Blockwork cured twice daily for 3 days.
06الشروط والأحكامTerms & conditions+
  • تنفيذ الأعمال وفقاً للكود السعودي وبإشراف هندسي، مع الالتزام بالمدة الزمنية للعقد.Work executed to the Saudi Building Code under engineering supervision, within the contract duration.
  • تركيب سور حماية للموقع وترحيل المخلفات إلى المرمى، وتوضيح مصدر المواد المستخدمة عند الطلب.Site hoarding installed, waste removed to the dump, and the source of materials disclosed on request.
  • الحفر بالدقّاق على المالك، وكذلك اختبار دمك التربة واختبارات الخرسانة، مع الالتزام بعدم الصبّ إلا بحضورهم.Breaker excavation, soil compaction testing and concrete testing are the owner's account, and no pour proceeds without them.
  • عزل الخزانات والمسابح على المالك من شركة معتمدة بشهادة ضمان حسب اشتراطات التأمين.Tank and pool waterproofing is the owner's account, by an approved company with a warranty certificate as insurance requires.
